This notice describes how the website www.agriturismobeatilla.it (the “Site”) is managed with regard to the processing of the personal data of users who browse it and use its services (contact requests, messaging, room booking, newsletter sign-up).

Personal data provided by the user or collected while browsing are processed for the following purposes:

A. Browsing data and AI optimisation (dAirect)

The IT systems that run this Site acquire, in the course of their normal operation, certain data whose transmission is implicit in the use of Internet communication protocols (e.g. IP addresses, time of the request, method used to submit the request to the server). Such data are used for the sole purpose of obtaining anonymous statistical information on the use of the Site and to check that it is working properly.

The Site also uses the dAirect technology script (provided by Takyon S.r.l.) solely for the technical structuring of the property's public information, in order to optimise its indexing and visibility on search engines and Artificial Intelligence assistants.

Legal basis: legitimate interest of the Controller in ensuring the security, innovation and proper operation of the Site (Art. 6.1.f GDPR).

B. Handling of contact and information requests (email, form, WhatsApp)

Voluntarily sending messages through the contact forms, the email addresses or the direct WhatsApp contact channel (via the icon/button on the Site) entails the acquisition of the user's data (e.g. name, surname, email address, telephone number, content of the message) needed to reply to requests for information about the property and the stay.

Note: the restaurant service on the premises is provided and managed entirely independently by a third party. Any restaurant-related requests sent through the Site's contacts may be forwarded to that external management for the sole purpose of fulfilling the user's request.

Legal basis: performance of pre-contractual measures taken at the request of the data subject (Art. 6.1.b GDPR).

C. Management of stay bookings (Rooms / Accommodation) and receipt of data from third-party portals (OTAs)

Bookings are managed both directly through the booking engine integrated into the Site and indirectly through intermediary channels and online travel agencies (OTAs such as Booking.com, Expedia, Airbnb, Hotelbeds, HRS and related networks/affiliated sites).

• Direct bookings on the Site: Filling in the booking form entails the acquisition of identification and contact details, the period of stay and payment data. To provide this service the Site relies on the management technology of WuBook S.r.l. (ZaK software / Booking Engine).
• Bookings through OTAs: Where the booking is made through third-party portals, those platforms act as independent data controllers for the data collected on their own sites. Such data are subsequently transmitted to the farm to allow the booking to be taken over and fulfilled.

Legal basis: performance of a contract to which the data subject is party, or of pre-contractual measures (Art. 6.1.b GDPR).

D. Rate optimisation and dynamic pricing

The farm uses software tools to analyse booking data and dynamically optimise stay rates through the Smartpricing / Smartness platform (provided by Helium S.r.l.). This processing involves aggregated, historical or booking-related data for Revenue Management purposes and market price setting.

Legal basis: legitimate interest of the Controller in the sound economic and commercial management of the property (Art. 6.1.f GDPR).

E. Statistical analysis and traffic measurement (Google Analytics 4)

The Site uses Google Analytics 4 (GA4), a web analytics service provided by Google Ireland Limited. Google Analytics uses tracking tools (cookies and identifiers) to analyse how users interact with the Site in aggregate form.

Legal basis: consent expressed by the data subject through the cookie banner (Art. 6.1.a GDPR).

F. Marketing, profiling and conversion tracking (Google Ads)

The Site uses Google Ads and the related conversion-tracking and remarketing services offered by Google Ireland Limited. These tools measure the effectiveness of advertising campaigns run on Google and show personalised ads to users who have previously visited the Site.

Legal basis: consent expressed by the data subject through the cookie banner (Art. 6.1.a GDPR).

G. Technical tag management (Google Tag Manager)

The Site uses Google Tag Manager by Google Ireland Limited for the centralised management and integration of tracking and analytics scripts. The service governs the activation of the other tags, ensuring that they are only triggered in accordance with the consent given by the user.

H. Compliance with legal, administrative and public-security obligations

Data provided at the time of booking or on arrival will be processed to fulfil the tax, accounting and administrative obligations required by law, for the mandatory notification of guests to the Public Security Authority (pursuant to art. 109 of the Italian TULPS), for the reporting of tourist presence data for statistical purposes under Lombardy Region regulations (through the ROSS 1000 system) and, where required by the relevant municipality, for the management and collection of the Tourist Tax.

Legal basis: compliance with legal obligations to which the Controller is subject (Art. 6.1.c GDPR).

I. Promotional communications and newsletter (optional)

With the user's explicit and separate consent, contact details may be used to send newsletters and promotional communications about the farm's services and activities. Consent may be withdrawn at any time.

3. Your rights

You may at any time request access to your data, have it corrected or erased, restrict or object to its processing, request its portability and withdraw any consent given. Simply write to info@agriturismobeatilla.it. If you believe the processing infringes the law, you have the right to lodge a complaint with the Italian Data Protection Authority (garanteprivacy.it).
